Specifications: 

Our client is looking to recruit a Site Manager.  You will be responsible for maintaining and developing the site, as well as managing the Site Department, which provides the daily support service required.  You will be expected to ensure the safety, upkeep and maintenance of all buildings on site, making sure the environment is safe, comfortable and fully functional.  You will need to exercise financial and quality control over all aspects of the Site Department, as well as developing a preventative and cyclical maintenance programme, ensuring all site facilities and common areas are included on a declared improvement plan.  You will be responsible for the 24 hour security of the campus.

Duties of the role will include:

  • Drawing up and implementing a programme for the planned, preventative maintenance, as well as the refurbishment of all buildings and equipment – short, medium and long term.  Also ensuring that planned maintenance activities are completed on schedule and within budget and that urgent repairs are completed within a reasonable timescale
  • Responsibility for the delivery (to budget and on time) of assigned development projects, involving working closely with local planning departments, employed professionals and internal stakeholders
  • Promoting customer focused maintenance support, being responsive and of the highest quality
  • Responsibility for the delivery of all utility and mains supplies, ensuring arrangements are in place to enable emergency repairs to heating, electricity and water supplies to be attended to at any time of the day, week or year
  • Responsibility for the preparation of the annual Site and Maintenance budget, including planned and proactive development of the site buildings
  • Responsibility for the monitoring of expenditure against the budget (directing the Site and Maintenance Teams), ensuring resources are utilised effectively and efficiently, as well as the preparation of short, medium and longer term forecasts for revenue and capital expenditure on Site and Maintenance
  • Producing and maintaining a manual, detailing all aspects of the fabric of the buildings, thus providing staff with access to information such as locations of services, systems and equipment, including operating and emergency procedures, maintenance records and relevant risk assessments etc.
  • Ensuring all staff complies with and implements procedures in respect of all building and environmental related Health and Safety legislation and planning laws and other relevant legislative requirements
  • Overseeing the recruitment and effective management of all site staff, including the completion of annual performance reviews and management of training needs of the maintenance staff
  • Ensuring the completion of regular testing and maintaining records of the buildings systems, such as fire alarms, security systems and emergency lighting
  • Acting as Secretary of the Health and Safety Committee, entailing taking responsibility for matters of Health and Safety and security relating to the site and buildings, including the development of all relevant Health and Safety policies
  • Monitoring and reporting the standards of service achieved by the department
  • Responsibility for the relevant sections of the site’s emergency and business continuity plans
  • Developing and maintaining strong local relationships with the Local Community (residents, police and council officers)
  • Responsibility for all external use of the site’s facilities, maximising income from the facilities when not required by the site and obtaining best value from all bulk or high value purchases
  • Regularly reviewing (at least weekly) the calendar of events, ensuring supporting services are in place and that any potential problems are identified at an early stage
  • Undertaking other reasonable tasks as and when required
Special Requirements / Additional Information: 

The successful candidate will  possess the following skills:

  • Proven record of site/estates, facilities and budget management, as well as experience in budgeting and financial responsibility of projects and experience in project planning and project management
  • Experience/knowledge of the construction industry as well as all relevant Health and Safety regulations and building and planning legislation
  • Confidence in operating HR procedures to manage discipline, grievance and absence issues
  • Excellent verbal and written communication skills
  • A high level of professionalism and integrity
  • A conscientious, driven and methodical ‘hands-on’ worker
  • The ability to organise and prioritise work, meeting deadlines and working effectively under pressure
